Solar Panel Inspection
Solar can add real value to a house, or hand the next owner a lease, a weak system and a closing delay. I'm a Sprk Certified Home Inspector (Cert #11262501), so I can tell you which one you're looking at, with a graded solar report verified by Sprk instead of a guess from the driveway.
Should a home with solar panels be inspected differently?
Yes. A standard inspection looks at the panels, but it doesn't tell you whether the system is producing what it should, how many years it has left, or whether you're taking over a lease. I'm a Sprk Certified Home Inspector (Cert #11262501). On a solar home I collect production and condition data on site, Sprk verifies it, and you get a graded Solar Inspection Report, usually within 24 hours. I fly the roof around the array too, since panels hide roof you'd otherwise never see until it leaked.

Solar panels can be owned outright, financed, leased, or tied to a power purchase agreement. Each one changes what the buyer is taking on. Here's how I help each side of the deal.
If you're buying
The questions that matter: Is it owned or leased? Is it actually producing what the seller says? How long until the inverter needs replacing? Who do you call if it fails?
The Solar Inspection Report answers them, and includes a checklist for transferring the system at closing, which is where solar deals usually get stuck.
Lease and loan terms are contract questions, so go over them with your agent or an attorney. My job is making sure you know what to ask.
If you're selling or listing
A Solar Listing Report puts ownership, production, equipment, warranties and estimated savings in one document, so buyers and lenders stop guessing.
A Green Home Appraisal Report gives the appraiser the data needed to count the solar in the home's value.
Done before you list, it keeps the buyer's inspector from raising doubts halfway through the option period.
If you already own it
System not producing what you were promised? Panels taken off and put back for a roof replacement? A Solar Inspection Report confirms production and checks the installation, so you have something in writing to take back to the installer.
Free with every inspection: a Home Energy Report
Every inspection I do, solar or not, comes with a Home Energy Report: what the home's energy bills look like, where it's losing efficiency, and which upgrades, solar included, are worth considering.
Call or text (903) 808-3898 for pricing on any of the solar reports.
