Sewer Scope Inspection

The main sewer line is the one part of the plumbing nobody sees, and one of the few repairs that regularly runs into five figures. A standard home inspection can't look inside it. I run a self-leveling camera down the line, measure where every problem sits, and send you the video along with a written report, so you know what's underground before your option period runs out.

Do I need a sewer scope when buying a house?

If the house is older, has big trees in the yard, or may have cast iron, clay or Orangeburg drain lines, I'd strongly consider one. A standard Texas home inspection can't see inside the main sewer line, and a broken, root-filled or sagging line is one of the few repairs that can run into five figures. I run a self-leveling camera through the line from a cleanout, measure the distance to anything I find, and you get a written report with the video. It's $200 added to your home inspection, or $300 on its own, and it works for homes on city sewer and on septic, conventional or aerobic.

What This Inspection Covers

  • Camera inspection of the main sewer line from an accessible cleanout
  • Cracks, breaks, offset or separated joints, and collapsed sections
  • Bellies (low spots that hold water and waste)
  • Root intrusion, blockages, grease and debris
  • Pipe material and transitions, such as cast iron, clay, PVC or Orangeburg fiber pipe
  • Distance measured to each problem, so a plumber knows where to dig
  • Homes on septic: the line from the house to the tank, conventional or aerobic

Who it's for

Buyers of older homes, homes with big established trees, homes with cast iron or clay drain lines, and anyone with slow drains or backups. Also homeowners on septic who want the line to the tank checked.

Pricing & How It Works

What You Get, and What It Costs

With a Home Inspection

$200

Added to your buyer, Market Ready or maintenance inspection, same visit.

On Its Own

$300

For homeowners with slow drains or backups, or anyone who just wants the line checked.

The equipment

A 9-inch-screen sewer camera with a self-leveling head, so the picture stays upright as it travels the line, and a distance counter, so every finding comes with how far it is from the cleanout. That number is what a plumber needs to know where to dig.

Your report

A written report of what I found and where, plus the video footage. Watch it yourself, send it to your agent, or hand it to a plumber for a repair quote.

On septic? It still applies

Homes on conventional and aerobic septic systems have a line running from the house to the tank, and it can crack, sag or fill with roots just like a city sewer line. I scope that line.

Home built between the late 1940s and early 1970s? Ask about Orangeburg

Orangeburg is a sewer pipe made of wood fiber and coal tar that was common in post-war homes. It was expected to last about 50 years at best, and it fails by softening, flattening and blistering under the weight of the soil. Any of it still in the ground is at or past that age. It's buried, so only a camera can find it. What Orangeburg pipe is and how it fails →
